MOST people would settle for finding the perfect house, but now one family has the chance to buy an entire hamlet.

Little Rollright, a picturesque Cotswolds hamlet near Chipping Norton, is on the market for £18m by estate agent Savills.

It comes with a Grade II-listed 10-bedroom manor house and three-bedroom rectory, as well as five cottages, a lake and 500 acres of parks, farmland and woodland.

The only thing not included in the price is the 17th century St Philip’s Church, which is owned by the Church of England.

Savills director Giles Lawton, above, who is based in the company’s Summertown office, said: “I’ve never done anything like this before and I can’t think of any others, particularly in the South East or in the Cotswolds.

“It’s quite special to have the whole village, apart from the church, up for sale. This is a gorgeous estate and heaven on earth. I defy anyone to drive there and not think it’s lovely.”

Little Rollright is the closest hamlet to the megalithic monument the Rollright Stones, which are believed to be up to 4,500 years old. They include the Neolithic stone circle called The Kings Men, a monolith known as The Kings Stone and a group of upright stones known as The Whispering Knights, which are believed to guard a 5,000-year-old burial chamber.

Neighbours include Top Gear presenter Jeremy Clarkson, former Blur bassist Alex James and Prime Minister and Witney MP David Cameron.

The hamlet was previously owned by Oxford University’s Lincoln College before it was sold to an anonymous British family 10 years ago.

London architect Robert Adam was commissioned to renovate the hamlet, including extending and refurbishing the manor house, the 17th century rectory and farm buildings.

There is also a cinema, heated swimming pool and hard tennis court, with a stream running through its gardens.

Mr Lawton said: “The family absolutely love it and have done a terrific amount of work to restore it. It’s really enchanting. The house has amazing attention to detail.

“The current owner is downsizing as all the children have flown the nest.

“We’ve had a fantastic response and my phone has not stopped ringing. I’ve already shown half a dozen people around.”

West Oxfordshire District Council member for Rollright, Nigel Colston, said: “It’s a unique opportunity to buy an estate that’s been modernised by the current owner.”
