A Domino’s pizza kitchen is set to open on an industrial estate in an Oxfordshire town.

Domino’s has planning permission to convert a vacant unit on Worcester Road Industrial Estate in Chipping Norton to a hot food preparation centre to sell pizzas through delivery.

The unit was occupied by Kopyrite printers until February 2022.

Planning documents say it "will not operate as a standard hot food takeaway and is akin to a dark kitchen".

It will operate between 11am and 11pm daily and will create a number of full-time and part-time jobs for local people.

Plans show the main entrance leading into a delivery driver waiting area and a 'bake and serve' area plus a cold storage and staff area.

On the mezzanine floor, there will be a staff room and internal plant room.

A planning statement said there is unlikely to be any impact on residents as the nearest homes are about 100 metres away and the site "is a busy industrial estate with a number of business units".

"As such, there is a high level of vehicular and commercial activity in the immediate area and background sound levels are generally higher than one would expect in a residential area."

It said the site is not within a Conservation Area - although the Chipping Norton Conservation Area is to the south of the site and on the opposite side of Worcester Road.

An extraction system will filter any cooking odours but cooking operations "would be limited to oven baking which generally produces a lower level of odour than other similar uses where grilling or frying may take place".

The planning statements said the two dedicated parking spaces will be enough to serve the proposed use of the unit and delivery vehicles.

"During the evening, if customers choose to pick up their food, it is not expected that demand will be in excess of the dedicated spaces provided due to the nature of the use, whereby the majority of meals will be ordered in advance and either collected or, more often, delivered in batches," it said.

West Oxfordshire District Council approved the application on condition that no activity relating to hot food preparation and delivery takes place on the site before 11am or after 11pm Monday to Sunday, including bank holidays.

And prior to the first use of the premises, there must be an operational scheme in place for the control of fumes, odours and noise, "so as to avoid unnecessary detrimental impacts on the surrounding area and/or the occupants of neighbouring properties".
